How To Control
Mold in Your
Home
First, if you plan to be out of
the home for any extended period of time, make sure the air
conditioning is left on. Mold can begin growing in humidity as low
as 60%. When a home is vacant and the A/C is off, mold can begin to
grow. Mold requires two elements, moisture and nutrients. All molds
must have moisture to grow. Mold spores will remain dormant under
cabinets, behind showers, and inside walls until moisture is added,
then, within 48 hours of a moisture source, mold will grow. Molds
can also double every 48 hours if conditions are right.
In the part of the country we live in humidity is an on going
concern even in the fall and winter. So keep the A/C running
in the home to control the humidity. Second, make sure there are
no plumbing leaks, dripping faucets, roof leaks, or any sources for
moisture to enter. During a walk-thru of the home, check in
cabinets near sinks, dishwashers, washing machines, hot
water heaters, bathrooms, showers, closets, windows, cracks in
the brick or mortar, clogged gutters, and backed up sewer drains.
Also be aware that clogged drip pans for HVAC units in the attic
and supply lines to ice makers are notorious for providing sources
of water for mold. In my experience plumbing leaks and backed
up HVAC drip pans are two of the main causes of mold in homes. Give
it the smell test—moisture hidden in walls or the ceiling will
allow mold to grow unchecked or unnoticed so pay attention to those
musty smells. There are several ways to tell if mold may be
present. Of course musty odors are a good way to tell but also look
for water stains, peeling or cracking paint, loose drywall tape,
curling wallpaper, missing grout in tubs and showers, and loose
commodes. So be informed and keep your eyes and nose open. |
